How to HIDE Ownership of Real Estate in an LLC or Company.


One of the easiest ways to hide your name from public search on property records is to buy property in the name of your Limited Liability Company.  In most states a Limited Liability Company doesn't need to register within that State to own property as long as it isn't conducting business in that State. A New Mexico LLC would be a cheap $50 one time fee alternative to owning your real estate property.  

Your realtor may push you in to buying the property in your name and then transferring it out to your LLC.  The only problem with that is that it shows a paper trail of your original ownership and then a transfer over to the LLC.  Make sure that you point out to your Realtor, that buying the home in your name is a "deal breaker".  

You may run in to problems with your Title Company.  They may have a novice who is looking for ownership proof of the LLC.  In my other article States that hide your identity when forming a company I explained how having a notarized document from the Organizer stating that you are the Managing Member of the LLC is beneficial as you used that person to organize the company.  That organizers name is on the website of the Secretary of States website.  That letter will clear up confusion of LLC ownership with the title company including when you plan on selling the real estate property in the future.

If my State requires that I put down Members and Managers, how can I remain anonymous? If my Private State LLC wants to operate in a State as a foreign entity, how do I remain anonymous?
